Kibabaig project offers more spacious homes

PENAMPANG: Prima CL Sdn Bhd has unveiled its Phase 3, here, offering a limited 37 units of double-storey terrace homes designed with an emphasis on space and low density.

Nestled off Jalan Datuk Panglima Banting in Kg Kibabaig, it has built-ups spanning 1,427 sq ft to 1,574 sq ft and land areas stretching from 1,858 sq ft to a sprawling 5,529 sq ft.

The project offers elbow room that has become increasingly scarce in newer projects.

Its Director Hon Nai Shan said the generous 100-foot land size is a defining feature of the enclave, which sets it apart from many newer developments.

Priced between RM798,000 and RM1,268,000, the units are positioned for buyers who value square footage and build quality over gimmicks.

Hon said construction for Phase 3 began in March last year and is slated for completion by December 2026, continuing Prima CL’s methodical expansion of residential communities across the State.

Earlier phases namely Phase 1 and Phase 2 comprising nearly 200 units are currently occupied.

“The core thing that makes us different has always been the same. Nobody else on the market is offering a 100-feet long plot.

“Nobody else is offering a 40 foot parking bay. Our car porch is way more spacious than our competitors. That has always been true and phase three just continues that advantage,” Hon said.

“This project’s key selling point lies in its generous land and built-up sizes, positioning it as a rare offering in the current market.

“Even our intermediate units sit on land sizes of nearly 1,900 sq ft, with built-ups exceeding 1,500 sq ft. The units are designed to provide ample living space, including a significantly larger master bedroom.

Hon noted that landed terrace homes are becoming increasingly scarce, especially within close proximity to urban centres such as Kota Kinabalu.

“Across the market, terrace housing developments are moving further away from city centres due to rising costs. Developments within a 10-kilometre radius are becoming more limited and expensive,” he said.

 “Based on feedback from Phases 1 and 2, we have made improvements to the design and layout in Phase 3 to better meet buyers’ needs,” he said.
