PAPAR: WSG Group has officially launched Kinarut Palm Avenue, a commercial development comprising 52 double-storey shoplots, here, marking another milestone in the company’s expanding township developments along the Kinarut corridor.

Its Managing Director Datuk Susan Wong Siew Guen said the project is now open for sale.

“The launch allows us to begin sales, which is important as the project is being financed by bankers who have been asking for the official launch timeline.

“So far, 15 units have been booked and we give a special launch discount of RM88,000 for this month (January),” she said after the launch by her mother Datin Seri Chen Si Mui who signed a plaque of the project at Kinarut Palm Condo show gallery, Sunday.

It also featured a Chinese New Year 2026 eye-dotting ceremony, with Susan donating 30 lion heads and one dragon to 30 lion, dragon and unicorn dance associations and clubs, including to two Chinese schools.

Susan’s husband Datuk Wong Ten An and two daughters – Melissa Wong and Vanessa Wong – also did the eye-dotting.

On construction progress, she said piling work for the 52 shop lots will commence next month.

“We expect the project to be completed and obtain its certificate of completion and compliance (CCC) by December next year, in line with our typical two-year development timeline.”

Strategically located next to SMK Kinarut and connected to Kinarut Old Township, Susan said the development benefits from its proximity to established residential areas housing tens of thousands of residents. Several investors and anchor tenants have expressed interest, including 10 Star Cinema, Everrise Supermarket and a Level Up 24-hour gym.

“Everrise Supermarket, whose first outlet opened at Imago, has shown interest while its business partner proposed placing a 24-hour gym on the upper floor.

“There is also interest to establish a college subject to the completion of land acquisition,” she said. Construction of the Kinarut Palm Avenue would be carried out concurrently with 10 Star Cinema and Everrise Supermarket, although their launches were held at different times.

“When construction starts, all components will be built together and completed at the same time,” she said.

The overall development covers approximately 10 acres, although part of the land has been acquired by the government for road widening works. Susan said the commercial component of Kinarut Palm Avenue forms part of a wider, phased township development in Kinarut.

“Although the developments may appear segmented, they are part of an integrated plan,” she said, explaining that land parcels in Kinarut near the project have been acquired gradually and later connected.

She invested RM1 million to secure a critical right of way of 10,000 square feet linking the various components of the township.

“This linkage is crucial. Without it, the development cannot function as a whole,” she said. She added that the area’s prospects are further strengthened by major developments nearby, including an international seafront resort project across the bay that is expected to be operational by 2027.

“The presence of international-standard projects enhances the long-term value of developments in this area,” she said.

The area has been earmarked for a future shopping mall, which she described as likely to be the first of its kind in Kinarut.
