PAPAR: U Properties Development Sdn Bhd has completed the Taman Kinarut Ceria 3 Langkuas project, and a Certificate of Completion and Compliance (CCC) was issued in February, this year.
Managing Director, Alvin Chong Chen Shung, said it marked another milestone in efforts to deliver quality residential developments in the Kinarut area.
Buyers can now occupy their double-storey terrace houses that had been fully completed in accordance with all required standards and regulations.
“The completion reflects the company’s commitment to provide local residents with a comfortable, safe and high-quality living environment, while also addressing the growing demand for housing in the area.

“The issuance of the CCC not only signifies the completion of construction works of the project, but also ensures that the project meets all safety and quality standards – a major milestone in the development process,” Alvin said, to mark the occasion.
It was officiated by Assistant Minister of Rural Development cum Limbahau Assemblyman Datuk Juil Nuatim at its show unit in Langkuas, Kinarut.
The project comprises 48 units of double-storey terrace houses, with built-up areas ranging from approximately 1,200sq ft to over 3,000sq ft of which only two units are left.
Prices range from RM500,000 to about RM900,000 depending on land size.
“One of the Taman Kinarut Ceria 3 project’s main selling points is its spacious master bedrooms. The surrounding area have matured in terms of development,” he said.
The company previously completed Taman Kinarut Ceria 1 and Taman Kinarut Ceria 2, as well as the Kinarut Ceria Hub commercial development, all of which received encouraging response from buyers.
He believes Kinarut still holds strong development potential, making it suitable for further residential and related projects.
“We plan to launch the next phase, Taman Kinarut Ceria 3B, tentatively this September as part of our strategic expansion,” he said.
“We are grateful for the strong support shown by the government, which has been instrumental in driving developments such as this and we also thanked all parties involved in this project including consultants, contractors, financial institutions and sales agents, for their cooperation and commitment,” he said.
Meanwhile, Juil praised the developer for being responsible in implementing an effective drainage system and improving road conditions, including reducing the gradient of access roads into the area.
In the past, he said the road would become impassable during the rainy season due to flooding.
“Even those living on higher ground were affected during heavy rain due to poor drainage, which prevented water from flowing out efficiently.
“Now, the situation has improved, with better drainage allowing water to be discharged more effectively when the developer has built covered drains underground, preventing flooding from happening in nearby houses and villages,” Juil said.
