1Borneo's unit owners to manage mall complex

Kota Kinabalu: The owners of units at 1Borneo Hypermall have formed United 1Borneo Hypermall Sdn Bhd, to safeguard their interests and will start by taking over the management of, Sabah's biggest mall and largest in East Malaysia."We are unique in terms of size, in a strategic and excellent location, and the future is good, once the owners take over its running, reorganise and improve the the mall, said Javed Sani, the newly-appointed General Manager of the mall, who works under a seven-man committee headed by David Wong. David said 1 Borneo is a matured mall, with some 70pc occupancy which would improve once better service and improvement plans are implemented.ADVERTISEMENT He said the Strata Tiles exercise for the shops, condominiums and hotels would be carried out this year, giving all owners their property ownership and increased property value. With a total area 4.5 million sq. ft. the whole project consists of four hotels, over 900 units of condominiums and 1.2 million sq ft of retail shops. 1Borneo Hypermall, has a bowling alley, cinema, anchor tenants like Giant supermarket, Parkson, F&B outlets and a variety of shops serving customers for last 10 years.Its developer and management company Sagajuta (Sabah) Sdn Bhd was wound up by the Inland Revenue Board over tax arrears amounting to RM8,589,950.75.ADVERTISEMENT Sagajuta (Sabah) Sdn Bhd reportedly had no more management funds paid by the owners left in its account.Besides being developer of 1Borneo shopping mall, Sagajuta was also behind 1Borneo condominiums and hotel and Warisan Square, all built on government agencies' lands (Warisan Harta and United Sabah Islamic Association).

Besides outstanding tax arrears, Sagajuta also owed tremendous utility billing arrears, notably to SESB. Sagajuta's 1Sulaman condominiums had also been abandoned since 2011.Stay up-to-date by following Daily Express’s Telegram channel.
