Gamuda's condo project first with seismic features

Kota Kinabalu: The first property development of a peninsula-based company Gamuda Land in Sabah, Bukit Bantayan Residences, is set to be the first earthquake-resistant building in the State.Its General Manager for Business Development, Simon Phang Wah, said the project that will see the construction of 296 units of condominiums in a 25-storey building equipped with seismic features that can withstand a 7.0 temblor with its epicentre in Ranau.

He said the company, which is a subsidiary of a public-listed Gamuda Berhad, has also applied the seismic design in its other property development projects in the peninsula as a precautionary measure.

"We were fully aware of the earthquake tragedy in Ranau that happened last year and thus we did not exempt our first property in Sabah, Bukit Bantayan Residences, from such technology that would benefit the condo owners.

"Our technical team is responsible for applying the seismic design in the project with its first phase to build the first block of 296 condominium units beginning in May or June," he said.

Phang said this to reporters during its launch of the sales gallery and show units of the Bukit Bantayan Residences along the Bantayan-Minintod road in Inanam, near here, Friday.

Located about 12km from here, he said the project is a unique highland retreat-inspired development spanning over 18 acres on a hilltop that is gifted with a breath-taking view of its surroundings.

"Our potential customers would be captivated by the awe-inspiring scenery of the city and its landscapes during the day and they would able to see the beautiful Mount Kinabalu on a clear day and mesmerising sunset in the evening.

"An array of exciting facilities such as an open amphitheatre, gym room, wading pool, infinity lap pool, interactive playground zone, retail centres, sun deck, elevated green lawn, BBQ terrace, tiered planter box and green sky bridge, among others, would be provided for the residences to have a comfortable lifestyle living.

"The rooms in the units will have a Nordic theme influenced by interior-decoration design from Sweden and Finland," he said.

On possible landslides, Phang said the contractors of the Public Works Department (PWD) are addressing the issue whereby they will do road repair works and build retaining structures known as bore pile walls.

Also, he said, the company is introducing an easy payment scheme for a limited period whereby the purchasers can pay the 20 per cent of the house pricing as downpayment in instalments for between 24 and 30 months.

"The company is adopting the Australian housing payment concept whereby the purchasers will start paying the remaining 80 per cent home loan when the project is completed.

"As for the first phase, it will be completed in three years' time and the second phase will commence depending on the sales target of the first phase," he said.

So far, Phang said 50 per cent of the first phase of the project has been booked and they are confident that all the units would be sold out soon given the encouraging response.
